What about your real estate agent ?
Here are some good question for you to ask any potential real estate agents who may want to sell your property.
1. Why do I have to pay you money to advertise my property, couldn’t I just do that myself ?
Many real estate agents are asking for large sums of money to promote the property before you put it on the market.
These fees are for advertising and promotion costs, perhaps some good questions to ask the real estate agents when they ask for these fees is ” Where are all your buyers ? ”
“Why don’t you keep records of your buyers and then you wouldn’t need my money to advertise ”
If they are a real estate agent surely they would be in contact with buyers, if not don’t sell with them.
A closer inspection of real estate advertising particularly in print media demonstrates that it is really all about real estate agent self promotion.
As strange as it sounds in reality many property agents can’t wait to see how many pages of adds they have in the paper.

If this happens and you decide not to sell at a later date or you decide to change agents, protect yourself by finding out completely what charges if any there are from the agent if the property has not sold.
As already mentioned many real estate agents have advertising and marketing charges which are on top of selling commissions and these are chargeable regardless of whether the property is sold or not
Be aware if this is the case with your agent, look at it as a form of risk management, used to protect yourself against any undisclosed potential financial loss.
3. What is the average time the agency takes to sell a property ?
This is the type of information any decent real estate agent will probably offer to you anyway, but if they don’t tell you ask the question, and make a note of the answer.
Follow the question up with “Why does it take that long ?” this is a little bit more probing and the type of question you want to fire at the agent.
Anyway the buyers will fire plenty of questions at the real estate agent so test the agent out, you want to know your agent has all the answers particularly when they are dealing with potential buyers for your property.
