What is it about Fairy Meadow area that made the Australian Financial Review Magazine “Smart Investor” include Fairy Meadow in their list of forecast top 10 growth locations in NSW for the next 12 months?

What is it about Fairy Meadow that makes it special?

The Australian Financial Review – Smart Investor Magazine – March 2011 included Fairy Meadow in their list of forecast top 10 growth locations in NSW for the next 12 months.

If you look at the above map that was featured in the March 2011 issue of Australian Financial Reviews ” Smart Investor” magazine what stands out is the fact that 8 of the other 10 suburbs recommended are with approximately 10 km of Sydney city CBD.

The only other suburb on the list outside of this proximity to the Sydney CBD is Narrabeen which is part of Sydney’s northern beaches area.

Fairy Meadow is the only suburb in the Illawarra region mentioned, in fact it is the only suburb in NSW that is outside of Sydney region.

The magazine asked Australian Property Monitors to tabulate the top 100 areas for capital growth during the past year in each state, Australian Property Monitors also supplied its projections for growth in those area during the next 12 months.

The article was titled “Why Prices Will Fall “and the theme of the article was that in most areas Australian property remains on the high side of affordability and the local markets in many areas are expected to be experiencing some price falls during 2011 and 2012.

The great majority of areas according to this report are predicted to experience stagnation in price growth with perhaps some very modest capital growth.

However there were some areas that were identified as potential capital growth areas and it’s great that our suburb Fairy Meadow was named as a potential growth area, and was in fact in the top 10 for NSW.

The study was based on statistical information on property price growth over the last few years and based on these growth figures predictions were made as to where may be a good place to invest in real estate in the future.

The fact that there has been some substantial new medium density development in the Fairy Meadow area over the last few years probably worked in the areas favour with this study as they would see the substantial increase in unit or townhouse type development prices and this would reflect well on our area.

There are other factors which worked in our areas favour as well.

With the current uncertainty in the local Wollongong economy, there is concern about where the industries will come from that will provide employment into the future in the Wollongong area.

Perhaps because in Fairy Meadow we have the New Innovation Campus which is expanding and bringing  employment, Fairy Meadow could be different and continue to enjoy capital growth in property prices.

The Innovation Campus is the type of infrastructure that could see Fairy Meadow buck the trend of stagnant property growth in the next few years.
